Tract 1 General Description: Selling will be 139.42 surveyed acres of Dale Township, O'Brien County farmland. The farm is level to gently sloped. The primary soil types on the tillable acres consist of the Galva, Colo, Sac, Calco, Primghar and Marcus series. The farm has an estimated average CSR 1 of 70.8 and a CSR 2 of 89.8. According to the FSA Office the farm has approx. 122.63 cropland/ tillable acres with the remainder as grass-way, CRP, road and ditch.

Corn Base/Corn Yield: The corn PLC yield is 179 bushels, the soybean PLC yield is 53 bushels and the oats PLC yield is 85 bushels. The corn base is 61.10 acres, the soybean base is 53.20 acres and the oats base is 1.50 acres.
CRP: There is currently 9.84 acres enrolled in the CRP Program receiving an annual payment of $234 per acre. The contract is set to expire 9-30-2030. The 2024 crop year payment will remain with the sellers.

Farm Real Estate Taxes: Sellers will pay all real estate taxes which would become delinquent if not paid by October 1, 2024, as well as all prior taxes. The estimated net annual real estate taxes on tract 2 are $1,254 per year.
Method of Sale: Tracts 1 and 2 will be sold as choice of tracts with the highest bidder having the option to take one tract or both tracts. Then the auction will be concluded or we will sell the remaining tract.
Terms: 10% down upon conclusion of the auction. A late charge will apply for buyers delaying the closing. The abstracts will be continued to date. The buyers will have 10 days from receipt of abstract to have the abstract examined. The sellers guarantee a clear and marketable title on the property. The owners reserve the right to reject any and all bids.
