Description
Vaughn-Roth Land Brokers is honored to represent the Estate of Eldon D. Strickler with the marketing of these two Anderson County properties located both north and south of Colony. Whether you are looking to expand your cattle operation or a gorgeous homesite with aesthetics and utilities adjacent, this is your opportunity to take action! These two parcels are being offered via online auction starting on June 18th at 12:00 p.m. with Tract 1 closing to begin at 12:00 p.m. and Tract 2 closing to begin at 2:00 p.m. on June 20th. Tract 1 totals 80 acres more or less consisting of pasture and timber flanking multiple ponds with utilities nearby. Located north of Colony just 3 miles east of Highway 169, this would make a beautiful building site for your forever home! The property is made up of mixed grass pasture with multiple ponds and barbed wire fencing that ranges from good to excellent with two sides being new. There’s also good pipe gate entrances on three corners and water-gap guards that are to be envied. The south and east fences are both 6 strand barbed wire rated excellent. The west fence is 5 strand rated good to very good and the north fence is 5 strand rated adequate to good. For those looking for a build-site for a rural home, this is one to pay attention to. Proximity to the amenities of town is another very attractive attribute as it’s just 3 miles to Highway 169 corridor and the convenient commutes it provides to Iola, Garnett, Ottawa and the KC metro. Besides beautiful views and a tranquil setting, functionality is also front and center with an electric line running adjacent to the south boundary as well as a rural water line belonging to Anderson County Rural Water District #5. For the latest updates on rural water availability and costs, please contact the water district at 620-852-3475.
