Description
The second auction for the Haskel “Hack” Murphy estate contains both real estate and personal property. The real estate offers two newly surveyed tracts of land with Tract 1 containing .91+/- acres and having a three bedroom, one bath home with approx. 1,033 square feet of living space. Also on this lot is a large workshop/garage building that was Mr. Murphy's John Deere dealership in the past. Tract 2 is a .97+/- acre vacant lot with access to public water at the road and electric pole already in place. The contents of the garage include many items accumulated by Mr. Murphy over the years. There are two large lathes, various hand tools, tractor parts, implement parts, lawn mower hoods, several John Deere parts catalogs and service manuals, wheels and tires, vintage Pepsi Cola machine, and many more items too numerous to mention.
REAL ESTATE:  A 10% non-refundable deposit will be due within 48 hours of sale with balance due on or before 45 days from sale date.  Buyer shall make this down payment by cash, approved check or wire transfer.   All wiring fees shall be paid for by the buyer.  This property is being sold "AS IS, WHERE IS" with no warranties expressed, written or implied.  This is an online-only auction that will be ending Thursday November 16th, 2023 at 6:00 P.M. EST with a soft close.  BUYER'S PREMIUM: A 10% buyer's premium will be added to the winning bid to determine final sales price. PROPERTY TAXES: Property taxes for 2023 will be paid for by seller.   It is recommended that all buyers do their own due diligence in inspecting the property prior to bidding. Property is being sold AS IS WHERE IS with no warranties written, expressed or implied. Closing is NOT contingent upon inspections, appraisal or financing so be sure you have arranged for payment prior to bidding. Possession shall be given at final closing. Pickup day for personal property will be Saturday November 18th between 10:00a.m. and 2:00p.m EST. Bidders are responsible for packing and loading their items. If paying with card there will be a 3% processing fee added to your total. If paying with the card used to register please bring that card with you at pickup. Any items not picked up by 2P.M. on November 18th without prior approval from Auction Company will be charged to the card on file used to register with additional fees for removing the item(s).  All information gathered for this auction is believed to be true but not guaranteed. CURRENCY TYPE: USD SOFT CLOSE: Closing will begin on November 16th @ 6:00 P.M. EST with 15 second intervals between each lot. If an item receives a bid within the last 2 minutes, then the close time of that lot will be extended 2 minutes from the time the bid is placed. The time will continue to extend for 2 minutes with each newly placed bid and the property will not close until 2 minutes have elapsed with no additional bid activity.
