Terms / Conditions
1. All bidders must be registered to bid on auction lots
2. All items are sold as is, where is and with any faults
3. A 10% Buyer’s Premium will be charged to all purchases
4. This auction uses a soft close format, bidding will remain open for one minute past scheduled close time to accept any last bids. The bidder that has the final accepted bid is responsible for payment.
5. Kevin Neal Auction Service may reserve the right to reject any bid at its sole discretion
6. Payment is required before or at time of pick up, cash, check or credit cards are accepted, acceptable cards are Visa, MasterCard, Discover, American Express. Note: If paying with a personal check, and the amount is greater than $10,000.00 proof of sufficient funds is necessary.
7. If paying with a credit card, payment must be received and accepted before Monday, March 27 at 12:00 pm. NO credit card transactions will be completed on site at time of pick up (3% service fee will be charged to all credit card purchases)
8. If paying with cash or check payments can be made at time of pick up (If paying with cash please try to have exact amount). A $50 fee will be charged to any individual whose check does not clear the bank.
9. Items that are not picked up at the provided time or agreed upon time will be charged to the credit card on file, and ownership of the item will revert back to seller
10. Items may be shipped. Buyer's card on file will be charged exact shipping along with a $10 handling / packaging material fee.
11. Items will be packed and prepared for pick up
12. This is NOT an absoulte sale of the Real Estate, a potential reserve has been set by current owner.
13. The final bid price is subject to the Seller's acceptance or rejection. Successful bidder will be required to enter into a Purchase Agreement immediately following the auction. An email containing the real estate purchase agreement will be sent following the completion of the auction
14. Real Estate sells AS IS with any and all faults.
15. Any inspections of Real Estate must be done at the potential buyer's expense and before bidding closes on Friday, March 24 at 7:00 pm.
16. Immediately after bidding closes a fee of $500.00 will be charged to the credit on file for the winning bidder. This fee will be returned when a 10% Non Refundable downpayment is paid and recieved towards the Real Estate. This payment must be made using one of the following options: Cashier's Check, Cash, Wire Transfer (If using wire transfer a $25 fee will be charged to buyer), and MUST be made before 12:00 pm on Saturday, March 25, 2023. A10% Buyer's Premium will be calculated and added to final bid price to determine final contract price. Down payment is NON REFUNDABLE.
17. The Buyer has 45 days from the time bidding closed to close on real estate, if buyer fails to do so their deposit will be lost and the transaction terminated.
18. Remaining balance on Real Estate will be due at time of closing.
19. Buyer pays ALL closing costs associated with the close of the real estate.
20. Buyer is responsible for having their finances in order before auction. We will NOT allow extra time beyond the 45 day period for buyer's to place loan applications. If buyer fails to secure appropriate funding within the 45 day period the transaction will be terminated.
21. All information pertaining to Real Estate has been obtained from current owner and is believed to be accurate. Auctioneer is not responsible for any information that has be falsified or dishonestly presented.
22. By registering for this auction, you agree to all of the terms and conditions provided
23. If Buyer's credit card is denied that individual will be reported to HiBid, where appropriate actions will be taken
24. All sales are final, NO refunds will be given
