Auction of several professionally built buildings that are no longer required. These units were built less than 90 days ago. Units will be professional dismantled by the crews that built them. These will be dismantled into manageable wall sections for easy reassembly by the succesful bidders. Rare opporunity to get large buildings at a fraction of what it would cost to have them built.

Description |
Pick up of this unit must be on Monday January 13th between 9 and 3PM in Etobicoke. A Dock Level Truck or Dock Level Flatbed must be brought ( A Ryder or Penske truck can be rented quite inexpensively), no UHAULS or trailers... IT MUST BE DOCK LEVEL. THESE are very heavy and must be moved with a forklift and there is no ground level door.
Was purchased by the TV series Orphan Black for almost $50K as a 40' x 80' but a few panels were cut or may be bent so we are taking off 10' of length to be safe ( 10' is approx 30 Panels so we have given a huge cushion, will more likely be much closer to 80' in length then the 70' we are describing).
Can be used in any length you like .. ( You could configure as 2 - 40 x 35' units if you prefer)
Only used a few months. AS NEW . Open end walls (End walls can be purchased or built with traditional wood framing). Stock photo is a similar unit. Item is dismantled and ready for transport. To be picked up in Etobicoke near the Airport on Monday January 13th.
No Drawings are included, we are trying to confirm which company it was purchased from with the production company and if we verify that we will post it.
Bidder is responsible to do all due diligence (IN ADVANCE) regarding permits, foundations and any other necessary homework to be able to install these on their property. All bids at closing are final, binding and NON revocable.
A refundable deposit is required to be able to bid on all buildings. Deposits are NOT refundable if you are the successful winning bidder of any lot. See Lot 1D for Deposit details.
A 15% Buyers premium is applied to all bids plus Taxes so be sure to factor that into your bid.

Checkout Date/Time | QUONSET HUT MUST BE PICKED UP MONDAY JANUARY 13th iN ETOBICOKE (See item description for details) ALL OTHER ITEMS must be moved out of the Brampton Yard no later than Thursday January 16th. All items must be paid for in full before pick up. Payment may be made in person at our Brampton facility located 15 minutes from the location of the assets or via E transfer. A $1000 per lot penalty will apply per day for items not picked up by January 16th as the facility must be vacated or significant costs will be incurred. Payment over $5000 must be made via Cash, Debit, Wire Transfer or E Transfer. NO Credit card payments over $5000. BUILDINGS will be loaded in a Semi Trailer for delivery ( 1 Trailer per building) except for lot # 2 the 45' x 60' which will require a Flatbed for the Trusses (which wont fit into a trailer) and likely a Trailer for everything else. It will take the carpentry crew approximately 1 day to disassemble a building. The utility poles and the Fencing will be picked up at the Brampton facility. The buyer will have to send an appropriate truck and or trailer that the Fencing and poles can be loaded on to. A forklift will be able to load heavy or large items but smaller items that are loose or required to be hand loaded will be the buyers responsibility. Buildings will be professionally dismantled by the team of Carpenters that built them. Units will be essentially like a prefab assembly where the buyers will just need to assemble the wall sections, place the rafters and install the sheathing, and roofing. Buyer will be responsible for the delivery cost from Brampton, Ontario to their site and for unloading the trailer and the return trucking of the trailer (Price to be determined based on location but usually works out to somewhere around $100 an hour . So for example if you were 2 hours away it would take 4 hours to take the trailer and drop it at your location (there and back) which would be $400 and then another 4 Hours when they pick up the empty trailer ( This pricing is not exact but just providing a rough idea so you can estimate costs). Trailers must be unloaded with 48 hours of arrival. Buyers will also be able to store the items in the trailers if they want to hold off delivery for a few months at the going rate (Approx $700 per month) if they need some time (Like till spring) before they unload them. they will also be responsible for the transport costs to the storage yard from Brampton and assume all costs from that point. Depending on timing there may also be an opportunity for a buyer to send their own trailer or Flat bed. |

THIS IS SPECIAL EVENT AUCTION SALE ... ANY SPECIFIC NOTES LISTED IN LOTS 1A-1Z ARE specific to this auction and by bidding you agree to abide by them. TERMS POSTED IN LOTS 1A -1Z in the auction supercede any conflicting standard auction terms that are listed below.

REGISTRATION & IDENTIFICATION: At the time of registration, we collect information about you to verify who you are before you can bid. We collect credit card information to ensure that you are a qualified buyer. All bidders must be of legal age to bid. In the event that you are not comfortable (or can't ie. no credit card) with registering online you may leave a $500 deposit via etransfer to bid. By registering you agree to receive emails sent to registered bidders for the auction you register for and any 2nd, 3rd parts etc. Registered bidders are not able to opt out of these emails but you will only receive emails for the auction you registered for or any related auctions. You may opt out of general emails by clicking on the "Unsubscribe" link found at the bottom of the email. If the link is not at the bottom, it is an email you cannot unsubscribe from. You give your consent to receive these particular emails by registering.

BUYERS PREMIUM AND HST: ALL items will be charged a 15% Buyer's Premium and 13% HST REGARDLESS of the item. If an item is in any part tax exempt, bidders may keep their invoice and claim the exemption on their income tax. Full buyer's premium and full HST will be charged on all items. Bidders should factor this into their bid price.
REVIEWING YOUR BIDS: During an auction you can check the status of your bids at anytime. Note that no bids can be withdrawn after they are placed for any reason including accidental bids and bidding on the wrong item. Be careful when bidding, ensure you have selected the correct item before clicking "bid". All items are sold as is, where is, with all faults with no guarantees that any item is fit for a particular use. We strongly recommend attending the previews if available on any and all auctions. All bids are legally binding and enforceable in Ontario, Canada.
BIDDING NOTIFICATIONS: You can choose to be notified by e-mail during the auction if you have been outbid. Please note that outbid notifications are NOT sent out during the last two hours of the sale.

WINNING NOTIFICATION & INVOICING: All winning bidders will be sent an e-mail invoice the day following the auction's closing. If you do not receive an invoice please check your junk mail. Even if you do not receive an invoice, you are still responsible for payment and pick up as stated in the auction. You can verify winning bids by logging into your account after the auction closes and checking each lot. If the lot says "Status", you have won. If it says "Outbid" you have not won.

CONDITIONS OF ITEMS SOLD & OUR ONLINE CATALOGUE: Our best efforts are made to represent all items accurately in descriptions and photographs; however, all items are ultimately sold on an 'as is, where is' basis, with all faults. We strongly encourage all bidders to personally verify the condition of each item during the scheduled preview times. No responsibility is assumed by Principal Liquidators Inc or the seller for any errors or omissions. Prices referenced are MSRP (Manufacturers Suggested Retail prices) and can be discounted significantly on the open market so do your own due diligence in researching values. Jewelry Appraisals are provided to us by the consignors and when provided are always insurance value appraisals which are usually much higher than retail values.
All items are sold AS IS, however 403Auction my return an item at our discretion if there is an error in the listing. To be considered for a return, customers must email online@403auction.com WITHIN 24 HRS of picking up the item, describing the reason for requesting the return. If approved, the item MUST be returned to the stated location by appointment only, by 12pm on the Friday of the week the item was picked up and a credit will be placed on your account (no refunds will be given in any circumstance). 403Auction WILL NOT return an item after 12pm on the Friday of the week of pick up. There will be NO EXCEPTION to this. Customers who are unable to return by Friday or live too far away to make another trip must inspect their items THOROUGHLY before leaving the building when picking up to avoid having to make another trip. Returning the product to the stated location is at the cost and the responsibility of the bidder regardless of the item.
PREVIEW IS RECOMMENDED BEFORE BIDDING.
CREDIT: By allowing you to bid we are extending you credit with the condition that you agree to pick up and pay for your items during the times posted using the payment terms specified. Failure to do so is a breach of the credit terms we have entered and can result in negative credit reporting and collections. By registering, you give Principal Liquidators Inc. permission to charge the credit card you gave when registering as per the payment terms stated within the auction. We experience real costs when a customer fails to pick up their items as per the agreement and accordingly will pursue the terms of the agreement. Bids are not revocable and legally binding agreements between the seller and the buyer.
MISSING LOT: Unfortunately with large online sales, especially sales where we don't have exclusive control of the items, items can go missing or be damaged from time to time. In the event that an item you had a successful bid on can't be located, your sole remedy is a refund of that item. No additional costs or expenses whether direct or indirect can be claimed for that item. No other items from your bill may be cancelled as a result of the missing or damaged item.
SITE OUTAGE: In the event of a outage that affects bidding at any time during the closing on a sale, 403 Auction at our discretion may extend the auction in it's entirety or in part (including lots that may have already closed) for a period of up to 24 hours. This decision will be made based on the severity of the outage. Previously closed items may be extended as there is no 100% way to determine that they closed prior to the outage and that all bidders who intended to bid were able to bid . This is an extremely rare occurrence but in the event that it happens we need to be fair to all bidders (including those who may not have been able to bid) as well as our consignors.
CLAIMS: No claims regarding goods purchased will be allowed. Bidders are reminded that all goods are sold on an 'as is, where is' basis, with all faults.
PERSONAL & PROPERTY RISKS: We will not be liable for damage or injury to individuals or their property.
ADDITIONS & DELETIONS: We reserve the right to remove and/or add lots and/or items to the sale at any point during the auction.
BUYERS: The BUYER expressly agrees to indemnify and save Principal Liquidators Inc., the Seller and their assigns harmless from and against all claims, losses, expenses, damage or liability, directly or indirectly caused by or resulting from an act, including the negligent acts or omissions of Principal Liquidators Inc., or anyone acting in his/her behalf in connection with or arising out of auction. All bidders/buyers must be of legal age.
RESERVE: Seldom are items sold with Reserve. If an item is being sold with a reserve, it will be clearly marked and identified. For items sold with a 'reserve', you will be required to pay a minimum amount in order to win the item.
AUCTION RECORDS: In the unlikely event of a dispute, you agree to accept as true the information that we have in our records.
SOFT CLOSE: Items close at regular intervals. To prevent a bidder from 'sniping', all bids made in the last minute of the auction will force an item to stay open for an additional 4 minutes. This will continue until all bidding has ceased.
STRATEGY: Bidding is similar to Ebay type auctions, we recommend that ALL BIDDERS put in their maximum bid when placing a bid online. This does not mean you will have to pay the amount you bid; you only pay one bid more than the next highest bid, and only up to your maximum bid. The software system will play out the bids as you would at a live auction and only uses the funds required to beat out the under-bidder at the prescribed bid increment.
CATALOGUE ERRORS & OMISSIONS: If a description does not match a picture in a lot, the description takes precedence. All items are sold on an 'as is, where is' basis, with all faults. In the event an item was listed in error or an item can't be located during pick up for any reason, the bidder agrees that their maximum recourse is a full refund of the item in question and that all other items bid on remain binding. Items approved for a refund are returned at the buyers expense. IT IS THE BUYERS RESPONSIBILITY TO CHECK THEIR ITEMS BEFORE LEAVING THE PARKING LOT.
LIMITATION OF LIABILITY You expressly understand and agree that Principal Liquidators Inc and it's Consignors shall not be liable for any direct, indirect, incidental, special, consequential or exemplary damages, including but not limited to, damages for loss of profits, goodwill, use, data or other intangible losses (even if Sebae has been advised of the possibility of such damages), resulting from: (i) the use or the inability to use the service; (ii) the cost of procurement of substitute goods and services resulting from any goods, data, information or services purchased or obtained or messages received or transactions entered into through or from the service; (iii) unauthorized access to or alteration of your transmissions or data; (iv) statements or conduct of any third party on the service; or (v) any other matter relating to the service.
By participating in our auctions and purchasing items, you acknowledge and agree to the returns and warranties terms and conditions:
1. AS IS Sale:
• All items are sold AS IS, regardless of how they are described or what is shown in photos.
2. Returns at Our Discretion:
• 403Auction may, at its discretion, consider returning an item if there is an error in the listing.
• To be considered for a return, customers must email online@403auction.com and return items within 24 hours of originally picking up the item.
3. Return Policy Pertaining to Electronics:
• It is your responsibility to thoroughly test all electronics before leaving the pickup location.
• Once electronics leave the pickup location, no returns will be accepted under any circumstances.
4. Warranty Information:
• There is no warranty, either written or expressed, directly or indirectly, associated with any item sold at auction.
• We are not an authorized dealer for any company, and as such, no warranties are honored through manufacturers.
• Due to the absence of a warranty, no returns will be accepted based on a lack of warranty.
5. Return Timeframe and Process:
• 403Auction WILL NOT accept returns after 24 hours of pick up, and there will be NO EXCEPTION to this policy. This includes all items regardless of their size, weight, or packaging. This policy applies uniformly to all items, including those that may require additional configuration or assembly.
• If the return request is approved, the item must be returned to the stated location by appointment only (if the return occurred after the time of pickup).
• Refunds will be processed back to the method of payment used for the purchase if the item is returned during active pick-up hours.
• If returned outside posted pick-up hours, there will be no cashier available, and the refund will be issued as AUCTION CREDIT ONLY.
6. Inspection and Responsibility:
• Customers who do not want auction credit MUST inspect their items before leaving the parking lot.
• Customers unable to return within the stated time frame or living too far away to make another trip must thoroughly inspect items before leaving the building during pick-up to avoid additional trips.
• In the event of an offsite location or a return outside posted pick-up hours, 403Auction may determine whether the item must be returned to our 80 Westcreek Boulevard location (This will be decided by 403 Auction when approving the return).
7. Refund Approval and Costs:
• Buyers are responsible for covering the costs and/or expenses associated with returning the approved item(s) to 403 Auction.
8. Preview Recommendation:
•PREVIEW IS RECOMMENDED BEFORE BIDDING to ensure the satisfaction of all customers with their purchases.
