Thence N00° 43' 41" E, along the East line of said Cherry Lane, a distance of 122.56' to a point for the Northwest corner of the tract;
Thence N87° 03' 24" E a distance of 283.39' to a point for Southeast corner of a 0.8705 of an acre tract described in deed to David Self, dated June 25, 2002, described in Volume 119, page 449, Official Public Records, Callahan County, Texas, the Northeast corner of said 117' x 294' tract, and the Northeast corner of this tract;
Thence S00° 28' 35" W a distance of 103.48' to a point for the Northeast corner of said 1.14 acre tract, the Southeast corner of said 117' x 294' tract, and the Southeast corner of this tract;
Thence S89° 04' 55" W, passing a 2 2/3" pipe post at 275.25', and continuing for a total distance of 282.35' to the point of beginning, containing 0.712 of an acre, more or less.

REAL ESTATE TERMS AND CONDITIONS- Real Estate contained in this auction will have a buyer's premium in accordance to purchase price (please reference the tiered buyer's premium grid below). Upon auction close 10% of purchase price must be presented by cash, check, money order, or wire transfer no later than Wednesday January 16, 2019 at 5:00 p.m. to C.M. Company Auctions. Remainder of auction cost must be fulfilled at closing. Closing of property will be at Title Office of buyer's choosing within 30 days of auction close. Closing must be fulfilled no later than February 14, 2019 at 5:00 p.m.
**All Real Estate is sold AS-IS, bidder is responsible for any inspections before bidding. There will be NO refunds, exchanges or returns once auction closes.
Real Estate Buyer's Premium:
$.01-$10,000- 20% of Final Bid
$10,000.01-$25,000- 15% of Final Bid
$25,000.01-$100,000- 10% of Final Bid
$100,000.01-$999,999- 5% of Final Bid
Lot 25- Lot 189 have a 20% buyer's premium that will be added to the winning bid. All items MUST be removed from location no later than January 18, 2019 by 5:00 p.m. Failure to remove items by the above date will result in forfeiture of both payment and purchased items.
