- Property to be sold at Public Online Only Auction ending October 3rd, 2024 at 1:00 PM (with a soft close) Subject to Seller's Approval. Seller reserves the right to accept, reject, or negotiate the high bid. Property sells as-is with no warranties expressed or implied.
-Property is offered with a Buy It Now option. Matt Ramsey Auctions will consider written offers submitted before Monday, September 23rd, 2024 at 5:00 PM MDT. Once this date passes, the property will be sold only by Online Auction.
- A 2% Buyers Premium (based on the final bid) will be added to the final bid and charged to the buyer, the final bid plus the 2% buyer's premium will establish the final sales price.
-Seller will convey the property free and clear of all liens and encumbrances except as specified in the Title Commitment (provided by the Seller)
- Property taxes will be prorated through day of closing.
- Buyer will execute an Auction Real Estate Sales Contract at the conclusion of the auction, additionally, Buyer will deposit irrevocable earnest money in the amount of 10% of sale price (including buyers premium) into Ramsey Real Estate Trust. The earnest money will be applied to the purchase price at closing.
- Closing shall be on-or-before November 4th, 2024. Buyer shall pay the recording costs of the deed, any courier fees on behalf of Buyer and 1/2 of the escrow closing fees.
- Possession will be granted on day of closing.
- Registration for bidding will be through Matt Ramsey Auctions Online Portal: https://ramseyauctions.hibid.com/ A Credit Card will be required to register to insure the integrity of the bidders(a one-dollar charge is placed on your card and returned shortly thereafter).
- There is no pre-qualification letter or letter of credit required to bid on this auction, but it is expected that you have your financing in place.
- Bidding for this auction will begin on September 27th, 2024 at 10:00 am MDT and will begin closing at 1:00 pm MDT on October 3rd, 2024.
- Bidding will be "Fixed/Flat" style. Meaning, your bid is actually what you will pay (as opposed to a Max bid style where the computer bids "up to" your amount when others bid against you).
- This auction will utilize a "soft close" - this means that if a bid is placed in the last 5 minutes of the auction, an additional 5 minutes will be added to the auction.
- In the case of a tie bid, precedence is given to the earliest bid.
- All announcements made up to final close of the Auction bidding take precedence over all advertising, oral or printed material.
- Property sells as-is with no warranties expressed or implied.
- Matt Ramsey Auctions and Ramsey Real Estate and their representatives are exclusive agents of the Seller.
