Seller will accept the highest bid or bids on Auction day and provide a surface abstract to date and, at closing, a warranty deed. A 10% buyer's premium applies to the final bid to arrive at the purchase price. Successful buyer must sign contract and make a 10% deposit in U.S. Currency no later than 24 hours from close of Auction MARCH 21ST, 2017 7:00 p.m. CST. 10% Deposit funds can be wired or a personal check can be delivered to United Country - Mike Bendele Co., 515 N. Hwy 18, Chandler, OK 74834. Balance of funds to be paid in full in the form of a cashier's check at closing within 45 days of sale. Closing will occur through American Eagle Title Group, 6805 N. Classen Blvd, Ste. A, Oklahoma City, OK 73116, 405-840-1761. Buyer and Seller to split the Title Company cost of closing fee.
Property & structures if any, sell in AS IS/WHERE IS condition, surface only, subject to covenants, encroachments if any, rights of ways and easements as of record. Possession granted at closing. No contingencies so make any necessary financial arrangements in advance and be prepared on sale day. Announcements at time of sale supersede all advertising.
Auction opens to the public March 1st and closes March 21st at 7:00 p.m. with a Soft Close and Staggered setting: Soft Close - if there is a bid in the last 3 minutes the bidding will be extended by another 3 minutes. Tracts will close in staggered numerical order unless extended.
