REAL ESTATE TERMS: INSPECTIONS: All bidders and prospective buyers are invited and encouraged to conduct any and all inspections, investigations, inquiries, and due diligence, prior to bidding and then make your bids accordingly as deemed fit by you. NOTE: The purchaser of a single-family residence built before 1978 has a maximum of 10 days to inspect the property of lead-based paint. The inspection will need to be completed prior to close of auction on November 23, 2024. The successful bidder must sign a waiver of the 10-day inspection period. BUYER'S PREMIUM: There will be a 10% Auction Premium added to the winning bid. The sum of the winning bid plus the Auction Premium will be the sales price. DOWN PAYMENT: 20% of the total sale price down as a non refundable earnest money at the close of the auction. We do not accept a credit card for down payment. The balance of purchase price is due at closing, said closing to be within 30 days of close of bidding. Purchaser shall be responsible for all wire transfer fees. Closing will be as specified in the Contract for Sale of Real Estate. CLOSING/POSSESSION: Closing to be held on or before 12/23/2024. Balance to be paid by certified check or wire transfer.
