On January 17th, The South Florida Auction Group will auction to the highest bidder approximately 45 parcels of land in Putnam County along with a group of parcels in Sarasota County. Many of these parcels have addresses already assigned.
TERMS AND CONDITIONS FOR ONLINE AUCTIONS READ THIS WHOLE ENTIRE THING – FOR REAL. READ IT By registering and bidding you agree to the terms below: THIS IS A CASH ONLY SALE AUCTION. You will be required to sign a sale contract within 24 hours of winning, with the winning bid plus buyer’s premium as the purchase price on a Non contingent cash offer contract. This contract will be non contingent. It will be cash. It is available for review prior to the auction. Please ask if you would like to read it prior to bidding! There will be a buyer's premium of 10% of final bid price. For this auction, winning bidders must place a $500 or 10% of contract price, whichever is greater, earnest money deposit with the closing agent within 24 hours of auction close. (Final bid+10%= contract price) Wire information will be provided to winning bidders. For example, if the final bid is $100, the buyer's premium would be $10 for a total of $110. Final close to take place within 30 days. Final close may take place sooner if both buyer and seller agree and closing agent can prepare the closing documents in a timely manner to do so. Buyers will be responsible for any current taxes including this year's tax assessment once it is finalized by the county. 1. You must be registered to bid in the auction. We recommend you do this at least one day before the auction. You will have to enter credit card information into the HiBid platform in order to bid. This is for identification purposes ONLY. Purchases will not be charged to this credit card under any circumstances. 2. The only form of payment for this auction is wire transfer. 3. There is a 10% buyers premium applied to all final bid amounts. 4. Deposit must be wired to closing agent within 24 hours of auction close. 5. Closing to take place within 30 days. 6. Any bidder who does not pay their invoice in full by this date will be subject to: A. Forfeiture of lots. B. Collection efforts for monies owed including bid price, buyer’s premium and collection costs to include attorney’s fees. C. A lawsuit to seek specific performance of bid . D. Any additional actions permitted by Florida law. 7. Neither seller not auctioneer make any guarantee as to the value of lots in this auction. Neither seller nor auctioneer make any guarantee as to availability of utilities, sewer, road access or zoning for any of these lots. 8. All bidders are highly encouraged to do their own due diligence. 9. The auctioneer and its agents provide descriptions, information and photographs only as guidelines with no guarantee as to accuracy. 10. ALL SALES ARE FINAL. Once an item has been sold, please do not ask us to remove it from your bill. This denies others the opportunity to buy an item they may have been interested in. 11. The auctioneer reserves the right to group, break or withdraw lots at its discretion. The auctioneer has discretion over any disputed lots and reserves the right to reopen bidding on any such lots. 12. Any person who bids in bad faith or attempts to disrupt the auction will be restricted from bidding and banned from future auctions at the auctioneer’s sole discretion. Auction bids are binding contracts in the State of Florida and we will take all necessary steps to protect our seller’s interests. See section 6. 13. The auctioneer has sole discretion to reject fractional bids. 14. Lots may sell bid times the piece. Please be aware of what you are bidding on. 15. Any past due amounts owed to the auctioneer will accrue late charges at the maximum rate allowed under Florida law. Bidder agrees to reimburse auctioneer and/or the seller for any attorney’s fees, costs, collection fees that may be incurred in order to collect past due amounts. 16. Venue for any disputes arising from this agreement shall be Broward County, Florida. 17. Any announcements made by the auctioneer will take precedence over any previously made verbal statements, ads, or publications of any type. 18. We reserve the right to ban any individual, company, or any type of legal entity from bidding in this auction at our sole discretion. 19. By registering for this auction, you consent to receiving updates via email, text, or telephone call. We do not sell your contact information to any third parties. By bidding you are agreeing to sign a non contingent cash offer contract within 24 hours and wire the described above deposit within 24 hours. If you can’t 1) sign this contract (we can provide it prior to auction if you ask) 2) make the deposit, $500 or10% of contract price 3) close in time IN CASH, then DO NOT bid. Any non-satisfied bids will be turned over to legal counsel for action as permitted under Florida law.
