PROCEDURE: This is an Online Only Auction, thus all bidding will take place on an online platform located at www.atlanticAuctionCompany.hibid.com. The property is being offered absolute, no minimums or reserve. The Real Estate will be offered in its entirety, selling the property as a whole.
DEPOSIT TO BID: A $20,000 deposit by certified check will be required in order to be approved to bid. Please put your full name in the memo section of your BANK CHECK and make payable to Atlantic Auction Company

Deposits from unsuccessful bidders will be returned via Priority mail with-in 48 hours of close of auction.
DOWN PAYMENT: An amount equal to 10% of the total contract purchase price will be due with-in 24 hours after being declared the winner. The down payment may be paid in the form of a bank check or wire transfer. The balance of the contract purchase price is due in cash or certified funds at closing within 30 days. YOUR BIDDING IS NOT CONDITIONAL UPON ANY FACTOR IE: INSPECTION, FINANCING ETC.
ACCEPTANCE OF BID PRICE: The successful bidder will sign a purchase agreement immediately following the acceptance of the high bid.
CLOSING: Closing shall take place 30 days after the contract has been fully executed, or as soon thereafter as applicable closing documents are completed.
POSSESSION: Possession will be given at closing - Date of Deed.
TITLE: Seller shall execute a proper deed (Fiduciary Deed) conveying the real estate to the buyer(s). Property will be conveyed with good, clear title. Buyer has the option to purchase Title Insurance.
REAL ESTATE TAXES AND ASSESSMENTS: All back taxes will be paid by seller.
EASEMENTS: Sale of said property is subject to any and all easements of record.
SURVEY: No new survey is required. The property will be sold and transferred per the existing deed.
AGENCY: Atlantic Auction Company and its representatives are Exclusive Agents of the Seller.
ZONING: Currently, the property is RESIDENTIAL.
UTILITIES: City water & septic to be prorated to date of closing.
CLOSING: Closing costs and recording fees shall be split evenly including transfer tax
