All registration information the Bidder provides to the Auctioneer shall be current, complete, and accurate.
The highest bid amount will be the total amount the highest bidder should pay plus per Auction Lot won, the auction premium (6%), and a $495 documentation/processing fee. Payment Due in full within 48 hours from the conclusion of the auction.
BIDDER IS BIDDING ON THE PROPERTY IN “AS IS” CONDITION WITH ALL FAULTS
INCLUDING BOTH LATENT AND PATENT DEFECTS AND ALL SALES ARE FINAL. Seller and
Auctioneers are not making, have not made, and expressly disclaim any representations or warranties,
express or implied, with respect to any aspect, feature, or condition of the Property including, without
limitation, the existence of hazardous waste, or the suitability of Property for Bidder’s intended use.

The property is provided by Auctioneer. Neither Seller nor Auctioneer guaranty the accuracy of any
information or reports provided on the Property. The Property is open to thorough public inspection and
making a bid is an acknowledgment that each bidder has had ample opportunity to, and has either
inspected or elected not to inspect the Property.
TRANSFER OF OWNERSHIP. Conveyance of properties is not completed via title insured closing, unless requested in advance of the auction by Bidder and agreed to by Auctioneer, the cost of which is borne by Bidder. Bidder authorizes Auctioneer to act as Bidder’s agent to complete any closing documents, or any corrective documents thereafter.
For each Lot, the Bidder must specify the Deed Information: the name of the grantee and the address for the grantee. If Bidder fails to specify Deed Information within two weeks after payment of the Payment Due, Bidder authorizes Auctioneer to convey each Lot via deed using the Bidder’s name and address as registered in the auction.
