You have 2 days to complete your payment. We recommend you review each item listing in detail and contact customer support as necessary. Don't forget all sales are final, unless under special conditions.
All invoices must be paid in full 2 days after the auction-NO EXCEPTIONS

Re-lists
Occasionally you may notice that an item is re-listed. This can be due to a variety of reasons such as a winning bidder in a previous auction not paying for the item, multiple types of the same item or it is one of the few items listed with a reserve and the reserve was not met. In the case that an item has a reserve, the auctioneer/computer will take the item to the agreed upon reserve.

All properties at Governmentauction.com have clean titles and no leans. You can have peace of mind when purchasing property. All legal information on properties will be available in the descriptions or on the associated county websites.
This is Owner Financed Land
At GovernmentAuction.com, many of our financed land sales in the continental United States-in which your bid is your down payment and you then make monthly payments on the balance due on the property if you win the auction-have built-in financing at only 12% APR fully amortized. All buyers qualify for this affordable financing. There are no credit checks or pre-qualifications.
Winning bidders for financed land sales in the continental United States will pay the cost of the down payment (which is subtracted from the purchase price) and a $249 processing fee plus a 17.5% buyers premium on your down payment amount only, then assume the remaining balance due at 12% interest. If you win a financed sale, we will send you detailed instructions regarding payment and vesting information requirements.

- Paying online with a credit card-Visa, MasterCard, American Express, Discover-using our AutoPal option (see below)
- Mailing your payment (personal check, cashier's check or money order)
- Sending your payment via wire transfer

All of the rural land, lots, home sites, recreational properties and foreclosures you see on GovernmentAuction.com have been purchased for resale on a sight-unseen basis. Pictures of government land shown for sale are of the general area in which the land is located. They are not actual pictures of the land, unless otherwise noted on the land profile page.
Most of the land we feature is specified as raw land. This means the land is in its natural state. There is usually some, but limited road access; but there are no utilities such as water; electricity; gas or communications; drainage; landscaping, or structures of any kind.
For these reasons, we encourage every buyer to do your research before any purchase. One of the best ways to perform your research is to call the state or county agency in which the government land is located. You can also find information for state and county agencies below. Each tract of land is assigned a unique APN, or Assessor Parcel Number, by the tax assessor. The APN can be used to identify land and property details. In the case of raw land, which does not have a traditional address, an APN is used in place of an address.
On GovernmentAuction.com, you will find the APN located on each land profile page. The APN is unique to each parcel of government land for sale. As a prospective buyer, you can call the Tax Assessor or County Clerk's office in which a particular parcel is located, give them an APN, and receive additional information about the property you are interested in bidding on or purchasing.
If possible, you should personally examine the land, even take an inspector with you to ask the right questions and give you an accurate assessment of its value. When buying land, some important factors to consider include:
- Zoning requirements (if you're planning to develop the land)
- Surrounding sounds and smells
- Natural hazards (soil or water problems, history of or potential for fires, floods, landslides, earthquakes, etc.)
- Elevation and stability of the land
- Easements, boundaries and restrictive covenants
- Utilities (water rights and potability, depth of the water table, access to utilities and sewage, etc.)
- Appraisal
