A 2% buyer's premium will be added to the purchase price for the online bidding convienence fee. Closing of this transaction shall be within 30-days and the closing fee charged by the title company will be split 50/50 between both buyer and seller. The buyer is responsible for the taxes due and payable for the Fall of 2023 and thereafter. Seller agrees to furnish good and merchantable title to said real estate or an owner's policy of title insurance for the sale price of the real estate and agrees to deliver a good Warranty Deed. Any costs associated with the provision of title insurance and title search will be at the expense of the seller. The buyer will be responsible for any costs associated with obtaining funds to close the transaction. If a survey is required by the lender that will be at the sole cost of the buyer.
