The successful bidder will be required to enter into a purchase and sale agreement which will not be contingent upon financing and will require a ten percent (10%) non-refundable earnest money deposit upon the conclusion of the auction. The balance due shall be paid at closing. Closing is to be 41 days or less from date of auction. Auction is being sold subject to seller's confirmation. Sellers are to furnish buyer with owner's title insurance and merchantable deed. Live Auction is subject to a 2% buyers premium. Online Bidding is subject to a 5% buyers premium. Brokers participation will be accepted with a fee of 2% paid to broker if registered 48 hrs. prior to Auction. ONLINE BIDDERS: We highly suggest to stay present through the entirety of the live webcast auction. If you are the highest bidder on any combination you will be acknowledged at that price. The lot will then be passed, until we have completed all other combinations requested by bidders. Once re-opened you will be asked to set in your bid in which we ended on. We will be communicating with all bidders through this process at the time of auction. If you are the successful bidder online, non-refundable earnest money deposit is to be paid within 24 hours of Auction closing.
