Cash or approved check, if paying by credit card a 3.5% surcharge will be added. All Items must be paid for before picking up. All Items in this sale are being sold "As Is" without representation or warranties and returns are not allowed. There will be a 5% buyers premium on all personal Property being sold, and a 2.5% buyers premium on the Real Estate. The Real Estate can be viewed by private appointment or at our open house.. The auctioneer is not responsible for any errors or omissions in the description of the merchandise. The auctioneer is not responsible for any internet services fails. The auctioneer is not responsible for any missed bids from live, internet, absentee, phone, or simulcast bids. An invoice will be emailed to all winning bidders at the conclusion of the auction. The auction is a soft close auction which means that it starts to close at the time stated, however it is a staggered close meaning the entire auction does not close out at the time stated. If it is set to close at 7:00 p.m. the first lot will not close if someone has placed a bid in the last 3 minutes, then this item will stay open for 3 more minutes. This will continue until time is out. All lots will continue this way pick-up and removal of any items you may win at this auction. Also when the sale is finalized the property is not necissarily sold. There may be minimum bids that need to be met before a sale is completed. Any items being sold with a description in regard to condition, age, rarity, origin, etc. are descriptions of opinion only. The bidder accepts full responsibility in determining the value and/or authenticity of the merchandise being sold. There is no Current Reserve on the Real Estate, but the buyer does reserve the sole right to approve the sale.
If you are the successful winner of the Real Estate you will be required to enter into a written contract to purchase with 24 hours of the close of the sale. The succussful buyer will also need $5000.00 down at signing of this purchase agreement. This real estate is being Sold "AS IS" with no representations or warranties.
