TERMS OF THE REAL ESTATE: A 5% Buyers Premium will be charged to final bidding price. A non-refundable deposit of Twenty Thousand Dollars ($20,000.00) in cash, bank check or approved funds within 24 hours of end of auction and Settlement within 30 days. All closing costs, deed preparation & transfer fees to be paid by purchaser w/utilities and taxes prorated to date of settlement. Property is sold as-is, without warranty.
Current tenant will have up to six (6) months to vacate from end of auction. From settlement date, tenant will pay new owner Fifteen Hundred Dollars ($1,500) per month until vacated from premises. The new Owner will receive the current agreed to rent for each of the ten (10) storage units or give tenants up to six (6) months to vacate from end of auction.
Registration: Registration at the auction finalizes each bidder's agreement to the terms and conditions of sale as stated in the Contract and its Addenda which are incorporated by reference into your bidding. When you register to bid in an online auction, you acknowledge that you have read these terms and conditions. DO NOT BID unless you have read and agreed to be bound by the terms of sale in the Contract as they are final upon you becoming a high bidder. The bidder agrees to the real estate terms and conditions, agrees to sign the Auction Sale and Purchase Contract, pay the non-refundable required money deposit and close the transaction if he/she is determined to be the winning bidder. You will need a valid credit card to register.
This is a soft close auction. Any bid placed in the final 5 minutes of an auction results in the auction automatically extending an additional 5 minutes. The bidding will extend in 5 minute increments from the time the last bid is placed until there are no more bids and the lot sits idle for 5 minutes. Therefore, the auction will not close until all biding parties are satisfied and no one can be outbid in the last seconds without having another opportunity to bid again.
Clair Martin Auctioneers is providing Internet bidding as a service to the Bidder. Bidder acknowledges and understands that this service may or may not function correctly the day of the auction. Under no circumstances shall Bidder have any kind of claim against Clair Martin Auctioneer or anyone else if the Internet service fails to work correctly before or during the auction.
Successful bidder will be required to sign an Auction Sale and Purchase Contract.
