Description
This parcel consists of 80.28 wooded acres and joins the 21-acre parcel on its south, and is 1/4 mile directly north of the house at 5615 E. Mineral-Koleen Rd. All of this parcel has been registered as a Classified Forest. This designation greatly reduces the real estate taxes. The total real estate tax due in 2024 is $32. Since 1985 this forest has been managed for timber production. Between 1993 and 2014 this forest has returned over $168,000 to the owner through timber sales. This parcel currently has approximately $40,000 net-to-owner of marketable timber, which should appreciate with time and management. This parcel is home to the Trail Tree, the namesake of this forest. Indiana District Forester Steve Marling suggests that Early Americans would bend over and tie down a sapling, pointing the direction of a trail. This growing trail marker would last for many years with no maintenance. As side branches on that bent stem would reach for light, they took over the growth dominance. With natural springs for water, hills for outlook, valleys for cover, and sandy, well-drained soils in this immediate area, it is absolutely possible that this area was the home of Early Americans. These serene landscapes are worth the hike to see. A picture of one of the stone wall formations is included. Whitetail deer, turkeys, grey squirrels, raccoons, rabbits and more inhabit this area, offering wildlife watching and hunting opportunities. If the buyer of these 80 acres is not an adjoining landowner, or the buyer of the 21-acre parcel, there will be a 15' wide easement created parallel to the west line of the 21-acre parcel for ingress to the 80-acre parcel.
