The auction company or Auctioneer is in no way representing himself, or Bold Bids LLC, to be a licensed Real Estate Broker or Salesperson and is acting as the bid caller only and all contracts will be directly between Buyer & Seller. The home and/or Real Property is to be sold “As-Is” with no warranty or guarantee as to the condition of the property. Auctioneer strongly encourages each bidder/buyer to conduct an independent inspection of the property to determine what if anything needs to be done to the real property. Auctioneer encourages bidder/buyer to hire an independent licensed inspector to gain full knowledge of the home’s condition. Fees for inspection services are between buyer/bidder and inspector only. No option period of any kind is given in this real estate auction. Final bid price is a contract between the buyer/bidder and the Seller. Buyer/bidder must be able to close within a reasonable amount of time after auction ends. Reasonable time is considered 14- 30 days through a Texas Title Company. For title company information see the information sheet provided to bidders in the marketing packet. All funds will be paid in cash or cashier’s check to the Title Company. Funds will be held in Escrow until closing day. Buyer will pay for title policy. Keys to the home/property will be permitted upon closing and funding. Escrow and Deposit are non-refundable unless default of the closing is due to the Seller. Buyer and Seller are responsible for closing fees as stated in the marketing packet. Buyer/bidder agrees to provide a bank letter of credit or similar proof of financial ability equal to or in excess to winning bid. Buyer/bidder is responsible for paying a Buyer’s Agent/Realtor to represent them at the auction.
