DOWN PAYMENT: A down payment of $2,000 per tract & the buyer's premium will be required on the day of the auction. The down payment (earnest money) may be made in the form of Check or Certified Cashier's Check, is non-refundable and will be applied to the purchase price at closing. YOU'RE BIDDING IS NOT CONDITIONAL UPON FINANCING, so be sure you have arranged financing if needed. A pre-approval letter from your lender may be required to bid. ACCEPTANCE OF BID PRICES: The successful bidder will be required to sign a Purchase Agreement upon acceptance of the final bid. (The final bid is subject to the Sellers acceptance or rejection). REAL ESTATE TAXES: Real Estate taxes shall be prorated to the date of closing. PROPERTY INSPECTION: Each potential Bidder is responsible for conducting, at their own risk, their own independent inspections, investigations, inquiries, and due diligence concerning the property. The Seller disclaims any and all responsibility for Bidders safety during any physical inspection of the property. SURVEY: The cost of the survey, if needed, will be the responsibility of the buyer.
