129 +/- Acres in the Town of Excelsior, Sauk County. Offered in 3 Parcels. Parcel #1 - 120.82 +/- Acres with approximately 80 acres tillable. Parcel #2 - 5.12 Acre country building site. Parcel #3 - Country home & outbuilding on 3.06 acres. Terms: 1. The successful bidder will sign a standard Offer to Purchase form directly following the auction. The offer will not have any contingencies of any kind. 2. Earnest money shall be $20,000 per parcel and will be collected immediately following the auction. If the high bid is accepted, the earnest money will be applied toward the purchase price. If the bid is not accepted, the earnest money will be returned to the buyer. 3. The offer is subject to the approval of the owners, who will have until February 14, 2025, to accept, reject, or counter today's high bid. 4. This offer may not be rescinded prior to Midnight of February 14, 2025. 5. In the event of a counteroffer, today's high bidder will be given the first opportunity to accept any counteroffer. 6. A Real Estate Condition Report has been provided, however, the buyer is purchasing the property in its AS IS condition. No warranties are made as to any aspects regarding the property or its uses. Buyers shall rely entirely on their own inspections of the property and the records. 7. The well, water, and septic systems have not been tested or inspected. The buyer accepts the well, septic, and water in their AS IS condition. 8. If the offer is accepted, closing will take place on or before March 28, 2025. Occupancy will be given at closing. 9. Real estate taxes will be prorated at the time of closing based on the 2024 taxes. 10. Tillable acreages were derived from FSA maps but are not guaranteed. 11. Total acreage of this parcel is not guaranteed and will not be adjusted, buyer accepts the property this way. 12. A preliminary title policy has been provided by Wisconsin River Title and is available for review prior to bidding. The Buyer accepts the policy as it reads. 13. There will be a PRD Easement placed on Parcel #1 (PIN 010-0600-00000); this area will be non-buildable. A copy of the PRD has been made available prior to bidding. 14. There is a 66' Easement across Parcel #1, North of North Reedsburg Rd, used for accessing Parcel #2. The buyer accepts the property with the easement and agrees to follow the terms and conditions set forth in the easement. 15. Parcel #2 is a buildable parcel. A portion of parcel #2 is subject to Shoreland Zoning, the buyer acknowledges and accepts the property that way. 16. Any personal property left is left solely at the convenience of the seller and is considered to have no monetary value.
