**55+ LOTS ADDED 12/18** NEW LOTS 168-208 AND 355-373. We have a ranch home located in South County a short distance from Mercy Hospital (formally St. Anthony's Hospital). Home is smoke free but some areas are dusty and/or showing some age. We have items on the main level and in the basement. There is a walkout but requires some distance through the yard. Driveway has an incline. **2 HOUSE WARNINGS** 1. Some parts of the home are dusty and we did see some mouse droppings. The basement has a musky / mildew smell. Several items in the basement may have had water damage. Be sure to check all pictures and read lot descriptions before bidding. 2. Most of the furniture sold in this auction shows LOTS OF WEAR and is referred to as a "project piece" - meaning the piece will require repair, refinishing or would be a good piece to paint. Be sure to check all pictures and read lot descriptions before bidding. Pick up is one day only - Thursday 12/21 from 12 PM to 6 PM. Full address shown on winning invoice. Any lots not picked up and without prior arrangements will be forfeited. **WE LOSE ACCESS TO THE HOME AFTER PICK UP - HOME IS UNDER CONTRACT & BEING SOLD AFTER PICK UP** Please do not bid if you cannot pick up during normal pick up hours. Thank you. IMPORTANT: ALL ITEMS ARE SOLD AS IS. We make no attempt to improve items. There are no refunds. We do not test items unless noted and those items must be tested. We have no control how emails are received on your end; you are 100% responsible for receiving the invoice and picking up within the scheduled time.
