General Description: Selling will be 114.55 surveyed acres of excellent Liberal Twp, Lyon Co farmland. The farm is level to gently sloped. The primary soil types on the tillable acres consist of the Galva, Sac, Primghar and Afton series. The farm has an estimated average CSR 1 of 65.6 and a CSR 2 of 94.2. The farm has approx. 109.36 cropland/tillable acres with the remainder as road and ditch.

Corn Base/Corn Yield on Entire Farm: The corn PLC yield is 165 bushels and the soybean PLC yield is 48 bushels. The corn base is 61.40 acres and soybean base is 59.81 acres.
Farm Real Estate Taxes on Entire Farm: Sellers will pay all real estate taxes which would become delinquent if not paid by October 1, 2025, as well as all prior taxes. The estimated net annual real estate taxes on all the farmland in the NW 1/4 less the acreage site are $3,850.
