There will be two open houses: July7 from 3p to 5p and July 15 from 3p to 5p.
Please respect the homeowners and do NOT visit outside of those times as the security system will be active.
There is NO Buyer premium, what you bid is the price you pay.
Aron Auctions does not and will not contract with realtors. If the bidder wishes to have a realtor, that is the bidder's responsibility. That agreement / contract will be between the bidder and the realtor, NOT Aron Auctions or the seller. There will be no commission from the auction being paid towards a realtor from the seller or Aron Auctions.
Winning bidder will be required to pay $5,000 NON-Refundable Earnest money within 48 hours of auction close. This money counts towards the final purchase price.
Winning bidder will be contacted shortly after the end of the auction to set up a meeting within 48 hours with an Aron Auctions representative to sign the purchase contract and pay the non-refundable $5,000 earnest money.
The winning bidder will have 40 days from auction close to contact Aron Auctions to set up a meeting within the 40 days to complete the sale and transfer of the property. The closing will be done with Fidelity Title in Burlington, WI. We will be coordinating title insurance and closing with them.
Any personal items on the property at the time of transfer/sale completion(Closing) becomes bidder's property.
2024 Taxes will be prorated and that amount will be refunded to the bidder by the title company.
All inspections are the responsibility of the bidder during inspection times. Bidder must do own verification of all measurements and statements made in the auction listing.
Seller reserves the right to accept or reject the final winning bid.
Standard Terms:
All articles of merchandise are offered "As Is and Where Is" in units of measure as announced at the time of sale. No claim will be considered for allowance adjustment of recession of any sale based upon the failure of the property to correspond to any particular standards or expectations of the buyer; Auctioneer may state the year of manufacture of certain equipment, however it is the responsibility of the buyer to ascertain, by his own means the correctness of year, model prior to bidding. The Auctioneer reserves the right to group, modify, increase, diminish or delete lots at his sole and absolute discretion. No lots may be removed until the conclusion of the auction; although, invoices are available for payment at any time.
Aron Auctions has put forth every effort, in preparing the advertising for this auction, to provide accurate descriptions of all items. All property is sold "as-is" and it is the bidder's responsibility to determine the exact condition of each item. Printed statements or descriptions by staff are provided in good faith and are matters of opinion.
In order to better serve our customers, all bidders must provide their name, address, daytime phone number, and e-mail address at which they can be contacted. This is to insure good communication between Aron Auctions and the bidder throughout any transactions. All sales are final. Acceptance of a final bid by the auctioneer constitutes a legal, binding sales contract, pursuant to the terms and conditions as stated. Auctioned items are purchased "as is" with no return option. The auction company reserves the right to refusal (approval to bid) anyone deemed to be a potential detriment to the conduct of the auction. All announcements made day of auction take precedence over any and all printed or verbal statements made prior to auction day. Property is open to thorough public inspection. It is the Bidder's responsibility to determine condition, age, genuineness, value or any other determinative factors. Aron Auctions may attempt to describe the merchandise in advertising, on the Internet and at the auction but makes no representations. In no event shall Aron Auctions be held responsible for having made or implied any warranty of merchantability or fitness for a particular purpose. Bidder shall be the sole judge of value. Aron Auctions is providing Internet pre-auction and live bidding as a service to bidder. Bidder acknowledges and understands that this service may or may not function correctly the day of the auction. Under no circumstances shall bidder have any kind of claim against Aron Auctions or anyone else if the Internet service fails to work correctly before or during the live auction. Aron Auctions will not be responsible for any missed bids from any source. Internet bidders who desire to make certain their bid is acknowledged should use the proxy-bidding feature and leave their maximum bid 24 hours before the auction begins. Aron Auctions reserves the right to withdraw or re-catalog items in this auction. Purchases become the responsibility of and shall be and remain at the risk of the purchaser immediately upon acceptance of his bid. It shall be the responsibility of the purchaser to insure his purchases immediately. Auctioneers reserve the right to refuse issuing a bidding card. Auctioneers make no guarantees or warranties, expressed or implied, of any kind.
