Bidding will on a per tract basis. Both tracts will stand alone and not be part of any combination. Bidding is "Ebay style" where you can keep bidding until the auction closes on January 31 at 7pm Central Time. This is a soft close auction with a (2) minute extention on bids that are made just before the closing time. Bidder registration required. Immediately following the auction, the successful buyer(s) will be required to enter into a written purchase agreement with the seller and pay 10% nonrefundable of the bid price including a buyer premium of 4%. The balance will be due at the time of closing on or before Tuesday, March 5, 2019 at Certified Title Company, Greenville, IL. Title insurance in the full amount of the purchase price will be provided by the seller. The 2018 real estate taxes, due and payable in 2019, will be paid by the seller. The 2019 and all subsequent real estate taxes will be paid by the buyer(s). Possession will be given at the time of closing. The farm sells free and clear of any tenant 's rights. A 4% buyer premium will be added to the final bid price. Bidding is not contingent upon financing.
