Sale Date: 4/25/2023 at 10:30 a.m. Sale Location: Westbrook Community Center, Westbrook MN
The Buyer shall enter into a purchase agreement and make a 20% Non-Refundable down-payment the day of the auction. The closing shall be held on or before June 9, 2023, with the balance being due and payable in full at closing. The farm is being sold subject to a cropland lease for 2023. The Buyer will be assigned the landlords interest in the 2023 cropland lease & 100% of the 2023 cropland lease payments upon closing. The Buyer will be granted possession once all the 2023 crops have been removed subject to the 2023 cropland lease. The sale will NOT be contingent upon any buyer financing. The Seller shall pay the first half (50%) of the 2023 real estate taxes and the buyer is responsible for the second half (50%) of the 2023 real estate taxes that are due and payable in 2023 and thereafter. Property is being sold “AS IS”, Property is being sold subject to any easements including road, drainage, utility or other easements of record or pending. The sellers do not warranty or guarantee that existing fences lie on the true boundary and any new fencing, if any, will be the responsibility of the purchaser pursuant to MN statues.
