Description
Selling: The Southwest Quarter (SW/4) of Section Seventeen (17), Township Twenty-eight (28) South, Range Five (5) West of the 6th P.M., Kingman County, Kansas. Seller to retain all of the 2024 rent for the cropland as well as pasture.  Possession of the cropland following the 2025 wheat harvest or August 1, 2025, whichever comes first.  Buyer to receive 1/3 of the 2025 wheat crop and be responsible for fall and spring fertilizer associated with said crop.  Possession of the pasture November 1, 2024. Sells subject to a mineral reservation ending on April 6, 2044. When said mineral reservation ends, all of Seller’s mineral interest and production will revert to the surface owner of record. Terms: 160 ACRES M/L x FINAL BID=TOTAL CONTRACT PRICE The successful bidder will be required to sign a purchase contract and deposit 10% down day of sale with Security 1st Title Co. with the balance due the day of closing. If the tract is purchased online there will be a 2% Buyers Premium added to the contract price. (There is No Buyers Premium for on-site Buyers) Closing shall be held on or before October 25, 2024. Possession shall be the day of Closing. Property taxes shall be prorated to the date of closing.   Title insurance and escrow closing costs, with Security 1st Title, shall be shared 50% Buyer and 50% Seller.  Property sells AS-IS in its current condition with no warranties, either expressed or implied.  Subject to current tenant’s rights.
