Description
Tammy is selling her home and moving, so she is selling the contents through this online auction to the highest bidder. Real Estate is selling in separate auction simutaneously. To bid on both, must register on both auctions
Credit card is required for registration BUT will not be charged. $1,000.00 earnest deposit is due with signing of purchase contract on Thursday August 15th and can be paid by check with balance due at closing in certified funds with delivery of marketable title, on or before Tuesday September 17 unless additional time is needed to perfect title. Security 1st Title Co., Lyons, KS will be the escrow and closing agent. Title insurance and closing costs will be split 50/50 between Buyer and Seller. Property sells as is, where is with inspections responsibility of Buyer. All inspections must be made before sale day. This sale is NOT contingent upon Buyer obtaining financing and earnest money deposit is non-refundable. DISCLOSURES: The property is being sold "AS IS WHERE IS". It will be up to bidders/buyers to decide rather or not to have an inspection done and as to what treatment to do when purchased. Present taxes $659.18 per year. Seller pays 2023 and all prior taxes. 2024 taxes will be prorated to date of closing. Buyer will be given possession after this transaction has completely closed and Buyer has received legal title.
