Each bidder is responsible for conducting his or her own independent inspections, investigations, inquiries, and due diligence concerning the property.
Property is being sold as is with no contingencies and or warranties. All square footage measurements are estimated. Lot/parcel sizes are based on court house records. Buyers can make their own precise measurements, if needed.

The property is selling subject to public road easements, utility easements and all other easements of record. Seller shall not be obligated to furnish a survey. As Federal regulations state that all residential structures built prior to 1978 must be notified that the structure may have lead-base paint present. All inspections and assessments for lead-base paint must be conducted prior to the auction. The buyer waives the 10-day opportunity to conduct such an assessment and acknowledges the receipt of the lead-based paint disclosure form.
Realtor assistance for bidders is welcome, however, a 2.5% buyers premium will be added to final bid to cover realtor fees. Realtors must notify us that they are assisting a buyer prior to the end of the auction.
