HOUSE IS SELLING IN AS-IS CONDITION. NOT CONTIGENT UPON FINANCING OR INSPECTION. CASH BUYERS OR CONVENTIONAL LOAN BUYERS ONLY. A 10% down non-refundable earnest money deposit is due from the winning bidder no later than 48-hours after the auction closes with balance and possession due upon closing. Closing of this transaction shall be no later than 35-days after the auction sale and the closing fee charged by the title company will be split 50/50 between both buyer and seller. The buyer is responsible for the taxes due and payable for the Spring of 2025 and thereafter. Seller agrees to furnish good and merchantable title to said real estate or an owner's policy of title insurance for the sale price of the real estate and agrees to deliver a good Warranty Deed.
