85.22 ACRES SELLING IN TWO TRACTS Sale will be held @ Carriage House Event Center in Altamont, IL TRACT 1 - 59.4 Acres, mostly tillable land. Located on the south side of the interstate, this property is mainly level w/some trees. The properties location would make it wonderful for building sites or farming. Just outside of town, but close to Altamont & interstate 70. Tract 1 is located in Mound Twp, 7N, R4E, Effingham Co, IL. DIRECTIONS: From Hwy 40 just east of Altamont, IL turn left (south) on N 450th St to property. Property begins just south over the overpass on right hand side. Go south to E 900th, then right to west part of property. (Altamont City Water is available at the corner of E 900th & N 400th St) TRACT 2 - 25.82 Acres, 12 tillable +/-, woods, & pond. Access to property from two sides. Tract 2 is located in Mound Twp, 7N, R4E, Effingham Co, IL DIRECTIONS: From Hwy 40 east of Altamont, IL turn left (south) on N 400th St to property. ESCROW: 10% WILL BE REQUIRED DOWN AT THE CLOSE OF THE AUCTION TO BE HELD BY BRAY TITLE AT WHICH TIME THE BUYER(S) WILL RECEIVE A CERTIFICATE OF SALE. FINANCING: This sale is not contingent upon financing, so be sure to have your finances in order prior to bidding. TERMS TO CONVEY TITLE: Once the foreclosure sale is confirmed by the Court, the holder of the certificate of sale shall be entitled to possession of the real estate upon payment of the sale purchase price. Upon or after confirmation of sale, the United States Marshall shall execute a deed to the holder of the certificate of sale sufficient to convey title, which deed shall identify the Court & the caption of the case in which judgement was entered authorizing issuance of the deed. Delivery of the deed executed on the sale of the real estate shall be sufficient to pass the title thereto. CLOSING: Closing will take place @ Bray Title Services on Thursday March 15, 2018 @ 10 AM.
