REAL ESTATE AUCTION TERMS & PROCEDURES
DOWN PAYMENT: A down payment of $5,000.00 on each parcel will be made following the auction, with the balance due at closing. The down payment may be made in the form of cash, cashiers check, personal or corporate check. Your bidding is not conditional upon financing, so be sure you have arranged financing, if needed, and are capable of paying in full at closing.
ACCEPTANCE OF BID OFFERS: Successful bidder(s) will be required to enter into a purchase agreement immediately following the close of the auction. The final bid offer is subject to the Seller’s acceptance or rejection.
EVIDENCE OF TITLE: An ALTA Title Insurance Commitment in the amount of the Contract Price will be issued. Seller shall pay the fees incurred for title search and Seller’s title insurance policy.
DEED: Seller shall provide General Warranty Deed.
CLOSING: The balance of the real estate purchase price is due at closing, which will take place on, or before, July 22, 2024. If survey is required, closing date will be within 10 days after completion of survey, not before September 9, 2024.
POSSESSION: Possession will be given at closing.
REAL ESTATE TAXES: Seller to pay taxes for 2023 payable 2024. 2024 taxes will be prorated to the day of closing.
ACREAGE: All boundaries are approximate and have been estimated based on current legal descriptions.
SURVEY: If a survey is needed it will be provided by the Seller.
EASEMENTS: Sale of the property is subject to all easements of record.
AGENCY: Wells Auction & Realty and its representatives are exclusive agents of the seller.
