ESTATE AUCTION FOR THE REAL PROPERTY OF JERRY MORGAN. This Estate Auction is being held to liquidate the real property assets of the Jerry L. Morgan Revocable Trust.  Bids will be accepted online up to the time of the close of the auction. Auction will conclude with an onsite, Live Auction.
TERMS AND CONDITIONS TERMS: 1. The property will offered for sale via a Public “online-bidding process” (online auction) with the bidding ending with both live and online bids on January 18, 2025 at the time listed for each lot. 2. The property will be sold subject to seller’s confirmation (sells with reserve) .3. Property sells As-Is with no warranties expressed or implied. 4. The auction is subject to prior sale. 5. The list price ($) is provided solely for filtering and opening bid purposes. 6. Interested buyers are required to review and sign the Terms and Conditions, Agency Disclosure, Fair Housing and Bidder registration form. 7. The sellers reserve the right to cancel the auction at any time prior to the final bid closing. 8. Buyers premium **A 10% buyers premium will be added to the final bid and charged to the buyer, the final bid price plus the 10% buyers premium will establish the final sales price. 9. A non refundable down payment of 2 % of the final bid must be paid by the successful bidder by direct wire transfer or ACH within 48 hours of acceptance of the Contract to Purchase by seller. The down payment deposit will be non-refundable;  your bidding is not conditional upon financing, so be sure you have arraigned financing before you bid, if needed, and can pay cash at closing. The balance of the purchase price will be due at the Transfer of Title (closing). 10. The Contract to Purchase will be signed at time the deposit is received. 11. Final closing is NOT contingent on financing. 12. A warranty deed will convey the property. 13. Real Estate taxes: the taxes will be prorated the day of closing. 14. Closing will be held at sellers Attorney. On or about February 18th, 2025 . 15. Possession will be granted at final closing. 16.
