Location: From Hawarden, IA go 2 miles south on Hwy 12 then 1/4 mile east on 480th St then 1 mile south on Birch Ave. Auction signs will be posted. Tract 1 General Description: Selling will be 63.16 surveyed acres of Logan Twp, Sioux Co farmland. The farm is level to gently sloped. The primary soil types on the tillable acres consist of the Galva, Radford-Judson, Judson and Ida series. The farm has an estimated average CSR 1 of 56.7 and a CSR 2 of 82.2. According to the FSA office the farm has approx. 59.55 cropland/ tillable acres with the remainder as grass-way, CRP, road and ditch. New buyers will be responsible for putting in any driveways. Brief Legal Description: Parcel C in NE 1/4 Excluding Parcel B in Section 27-94-48, Logan Twp, Sioux Co, IA. Property contains 63.16 surveyed acres. Corn Base/Corn Yield on Entire Farm: The corn PLC yield is 138 bushels and the soybean PLC yield is 42 bushels. The corn base is 62.76 acres and soybean base is .92 acres. Tract 2 General Description: Selling will be 134.86 surveyed acres of Logan Twp, Sioux Co farmland. The farm is level to gently sloped. The primary soil types on the tillable acres consist of the Galva, Ida, Judson, and Radford-Judson series. The farm has an estimated average CSR 1 of 56 and a CSR 2 of 78.6. This tract is currently all enrolled in the CRP program with 1.76 acres as tree line west of the acreage site and remainder as road and ditch. Brief Legal Description: Parcel C in SE 1/4 Section 22-94-48 and Parcel D in NE 1/4 Section 27-94-48, Logan Twp, Sioux Co, IA. Property contains 134.86 surveyed acres. CRP: There are currently 133.26 acres enrolled in the CRP program. Most of these acres are from tract 2 with a few from tract 1. The exact acres and the split of the payments will be decided by the FSA office after the auction. The first contract is for 128.26 acres at $388.16 per acre set to expire 9-30-26 the second contract is for 5 acres at $300 per acre set to expire 9-30-27. See maps and contracts for more specifics. The CRP payment for the 2024 crop year will remain with the sellers. Farm Real Estate Taxes on Entire Farm: Sellers will pay all real estate taxes which would become delinquent if not paid by October 1, 2024, as well as all prior taxes. The estimated net annual real estate taxes on tracts 1 and 2 are $5,592. Method of Sale: Tracts 1 and 2 will be sold as choice of tracts with the highest bidder having the option to take one tract or both tracts. Then the auction will be concluded or we will sell the remaining tract. Terms: 10% down upon conclusion of the auction. A late charge will apply for buyers delaying the closing. The abstracts will be continued to date. The buyers will have 10 days from receipt of abstract to have the abstract examined. The sellers guarantee a clear and marketable title on the property.
