We're helping a client clear out a home in Herculaneum MO that has an incredible view of the Mississippi River. This home has auction lots on the main level, garage, and in the basement. There is no walkout. Anything in the basement must come up the stairs **Be sure to bring help to remove any large furniture pieces and bulk lots** **HOUSE WARNING** First, several items in the home are dusty and need cleaning. We do not attempt to improve lots. Items are found and sold as is. 99% of the furniture shows wear. Some items are extremely rough. Always check the lot descriptions and all pictures posted. Second, there is mouse poop throughout the home. If you buy a box lot or clean up lot then you'll likely encounter mouse poop. Lastly, the basement had water damage in the past. **PARKING WARNING** Home has a long and narrow driveway that goes uphill. Client is allowing parking in the grass but please be courtesy on pick up day. We get very busy at times and if you show up when it's busy then you'll likely have to wait. **PICK UP IS SATURDAY ONLY 11/18/23 from 10 AM to 3 PM** **PICK UP IS SATURDAY ONLY 11/18/23 from 10 AM to 3 PM** Pick up is one day only - Saturday 11/18/23 from 10 AM - 3 PM. Full address shown on winning invoice. You may send someone to pick up your items for you. Any items not picked up are forfeited. **WE LOSE ACCESS TO THIS HOME AFTER PICK UP** Contact us early if you're not picking up to avoid a removal fee. We are not transporting lots or setting lots outside for pick up after hours. Please do not bid if you cannot pick up during normal pick up hours. Thank you. IMPORTANT: ALL ITEMS ARE SOLD AS IS. We make no attempt to improve items. There are no refunds. We do not test items unless noted and those items must be tested onsite. We do not issue refunds once the item leaves pick up. Always check lot descriptions and all pictures before bidding. I point to wear and tear and try to make note in the lot descriptions. You are bidding on mostly used items. Expect wear. Any damage done to the home is charged to the bidder. Bring tools if a lot requires them. Bring help to remove heavy furniture pieces.
