1. Successful bidder will sign a standard Offer to Purchase form within 24 hours of the close of the auction. Offer will be a cash offer with no contingencies of any kind. 2. Earnest money shall be $20,000 and will be collected within 24 hours of the close of the auction. If the high bid is accepted earnest money will be applied to the purchase price, if the bid is rejected earnest money will be returned to the buyer. 3. The property is sold subject to the approval of the owner who will have until April 6, 2023 to accept, reject or counter today's high bid. 4. This offer may not be rescinded prior to Midnight of April 6, 2023. 5. The buyer is purchasing the property in its "AS IS" condition with all its faults. No warranties are made as to any aspects regarding the property. Buyers shall rely entirely on their own inspections of the property and the records. 6. A Real Estate Condition Report has been provided. The buyer is purchasing the property in its "AS IS" condition with all of its faults. There are no warranties as to the mechanical systems, electrical systems, structural soundness, well, septic system, any particular use, or any other aspects regarding the property. Buyers shall rely entirely on their own inspection of the property and the records. 7. There will be some furnishings left with the property. These items are being left at the convenience of the seller and are considered to have no monetary value. The buyer accepts the property with any remaining personal property items left as of closing. 8. Closing will take place on or before May 23, 2023. 9. Real estate taxes will be prorated at the time of closing based on the 2022 taxes which were $3,168.53.
