TERMS OF SALE The following are terms and conditions of the auction. Please review, and if there is anything that you do not understand, please talk with one of our Auction staff. 10% Buyer’s Premium will be applied to all winning bids. The high bidders on the real estate will pay 10% deposit and sign an “Irrevocable Offer to Purchase” at the end of the sale. The closing will be within the next 30 days. All taxes will be prorated as of the closing date and each party will pay their own closing cost. The property is being sold today “As is/Where is”. The only guarantee from the seller is a good, valid and marketable title to the property. Neither the seller nor Taggart Bros. Auction & Real Estate, Inc. or any of its employees are giving any warranties other than the seller’s title warranty. The property is being sold subject to all leases, easements, covenants, conditions, zoning and any other existing matters. Taggart Bros. Auction & Real Estate, Inc. is acting exclusively for the seller as auctioneer and broker. No property will be sold with contingencies in the contract including any financial contingency.
