With existing town water just 900 ft away, this property is ready for development (preliminary concept plans available). The property will be offered in 6 tracts with something for everyone including recreational, timber, farm, residential, and development tracts. Terms: Property sells “AS-IS”, "WHERE-IS" without warranties of any kind. Potential Buyers must perform such independent investigations with respect to the Property as they deem necessary to verify information provided by Auction Company. Warranty: All information provided by Auction Company is deemed reliable but is not warranted. The information provided by the Auction Company is subject to verification by all parties relying on it. No liability for its accuracy, error or omission is assumed by the Auction Company. Title: Seller will convey title by General Warranty Deed free and clear of all liens. Registration: Bids will be accepted only from registered bidders. On-site registration begins at 11:30 AM day of sale. A valid form of identification (i.e. driver’s license) will be required to register. Deadline for online registration is 5PM EST on Thursday, March 28, 2019. Announcements: Announcements made on day of sale take precedence over all prior communications, both verbal and written, concerning the sale of the Property. Bidding: Bidding will be "by the acre." High bidder will have their choice of any or all of the available lots. If the high bidder takes all six lots in the first round, the auction is over. If the high bidder takes 5 or fewer lots in the first round, then the auction continues until all 6 lots are chosen. We will then group all 6 lots, add $10,000 to the total bid price and offer the property as a whole. All high bidders agree to sign a Purchase Contract. Approval: High bid(s) are subject to approval by Seller. Seller will have until 5:00PM EST, Monday, April 1, 2019 to accept or reject any and all bids/purchase contracts. Buyer’s Premium: A 5% buyer's premium will be added to the high bid to determine the final sales price. Deposit: Deposit equal to 10% of final contract price (bid price plus buyer's premium) due day of sale by cash or good check. Online bidders may overnight payment or wire transfer funds within 2 business days. Closing: Balance of Purchase Price shall be due at closing on or about 30 days after the sale.
