Description	SELLING 60 ACRES IN TWO TRACTS TRACT 1 - 39.16 ACRES IN SECTION 22, ASH GROVE TWP, SHELBY COUNTY, IL CONSISTING OF 39.16 ACRES MOSTLY TILLABLE. TRACT 2 - 20.37 ACRES IN SECTION 4, ASH GROVE TWP, SHELBY COUNTY, IL CONSISTING OF 20.37 ACRES MOSTLY TILLABLE (Tract 2 has 1.6 acres of waterways in a CRP Program. Those expire 09/30/2020. The annual payment for that CRP is $367 per year. The farm was also signed up for the ARC/PLC program but since there is no farm bill yet for the 2019 crop, don’t know what the future program will be.

Terms and Conditions

TERMS: 10% down day of auction, non refundable, balance due @ closing. Possession upon closing. Subject to all easements apparent of record or in place. TAXES: 2018 Taxes will be given as a credit @ closing with 2019 taxes & all taxes thereafter being paid by the Buyer(s). ACCEPTANCE OF BID PRICE: Sellers have the right to accept or reject the final bid price. PROPERTY is being sold on an “AS IS, WHERE IS” basis & no warranty either expressed or implied is being made by the Sellers or the Auction Company.
