*To avoid being charged for this lot, do not bid here. -CREATE YOUR INTERNET BIDDING PROFILE on bontragerauction.hibid.com. Lot 1a contains a 3-minute video with instructions. -BIDDING PROCESS: Register and bid anytime between the start and close dates. At the end time, lots will close at the rate published (between 3 and 6 items per minute.) Bidding within the last minute of a lot increases the bid time by 2 more minutes on that lot only. Refresh your screen frequently to see the latest bidding info. -HOW TO BID: Click the "Bid" button or plus sign (+) found next to the lot you want to bid on. A screen will pop up that shows the next increment you must bid, or you can enter your own bid there. For items that show "X" and a number, your bid will be multiplied by that number. -WHAT IS A “MAX BID”? The system will bid for you up to the maximum amount you entered. You could win the item for less if other bidders stop bidding at an amount less than your maximum. If 2 bidders leave the same “max bid”, the one who entered first wins. -WHAT IS “SOFT CLOSE”? Lots close slowly, at a rate of 1 per minute, starting at the published closing time. Bidding within the last minute of a lot will increase the bid time for that lot by 2 more minutes. It will not affect the bid time for other lots. -OUTBID EVERY TIME YOU PLACE A BID? Most of the time this is because someone else has left a max bid on the lot you are bidding on that is higher than your bids. -HOW ARE BID TIES RESOLVED? The person who placed the bid first will win the bid. -HOW WILL YOU KNOW IF YOU WON? Bontrager Real Estate & Auction Service will contact you at the close of the auction. -PAYMENT: We accept cash and certified bank drafts. No personal checks are accepted. The deposit will be due in full within 24 hours of the close of the auction. By bidding with our auction company, you are agreeing to the following. This property will be sold as is, subject to the owner's acceptance of the final bid. 10% buyer's premium is added to the final bid price resulting in purchase price. The buyer's premium is paid to the auction company. The nonrefundable deposit is due at the close of the auction in cash or certified funds (no personal checks or credit/debit cards). Deposit must be paid in full within 24 hours of the close of the auction as prescribed, or the bidder will by default immediately and without further negotiation forfeit the sale of the property, all future claims and rights to the property, and any deposit collected will not be refunded. Proof of funds is required in order to bid. All inspections must be conducted prior to bidding. Closing will take place approximately 60 days from the end of the auction, and is not contingent on the buyer's ability to secure funds. If buyer is unable to close on the property for any reason within prescribed time frames, the deposit will not be refunded, the buyer will immediately and by default forfeit the property and all future claims and rights to the property and the property will be re-sold. Cooperating brokers will be protected if they notify Bontrager Real Estate & Auction Service in writing or by email the name of their clients before the open house dates or before their client registers to bid, and are required to attend the open house or any showings with their client. Brokers can notify the auction company of the names of their clients by emailing todd@bontragerauction.com. Clients must register and bid in the online auction themselves unless they submit a written permission for a representative to bid for them prior to bidding. We do not accept personal checks or credit/debit card payments for real estate auctions. Deposit must be paid in full within 24 hours of the close of the auction as prescribed, or the bidder will by default immediately and without further negotiation forfeit the sale of the property, all future claims and rights to the property, and any deposit collected will not be refunded. - In order to create a bidding account you will be required to enter credit/debit card information. For real estate auctions we will not bill your credit/debit card. -10% buyer's premium is added to the final bid price resulting in purchase price. -The buyer is responsible for paying the balance (purchase price minus deposit) at closing. Closing will take place approximately 60 days from the end of the auction, and is not contingent on the buyer's ability to secure funds.
