Please see video for full details! This one will take some time to unload! This house is a genuine hoarder's house and is filled to the top with product! Buyer must place a $500 deposit when we release the keys. Contents will need to be removed from the property by January 7, 2019. Once all items and trash have been removed on time and the keys returned, we will refund the deposit to the buyer. Buyer agrees to remove all items and trash from the property by the time indicated. Buyer agrees to be responsible for any damage to seller’s property caused by buyer or buyer’s agents when removing the purchased items from seller’s property, or caused by anyone buyer invites to seller’s property. Buyer agrees to release, indemnify, and hold harmless Idaho Auction Barn, its employees and agents, from any and all claims, causes of action, charges, costs, expenses, or damages as a consequence of buyer’s presence on seller’s property, damage to seller’s property, or for injury to buyer or any person buyer brings or invites to seller’s property. Buyers are responsible for all loss or damage to the purchased contents once the keys have been released to buyer. Buyer assumes all risk when entering onto seller’s property to remove the purchased items, and neither seller nor Idaho Auction Barn will be responsible for injury to buyer or buyer’s agents. Buyers shall not sell or resell items at or near seller’s property, nor make deliveries of items to third parties or customers on or near seller’s property. Any such activity must take place away from seller’s property. Buyer will forfeit the key deposit if such activity occurs. Buyer agrees to comply with the general terms and conditions of sale. In the event of a dispute between buyer and seller, buyer agrees to indemnify, release, and hold Auctioneer harmless from any and all claims, causes of action, charges, costs, expenses, or damages as a result of such dispute.

All items are offered for sale as is, where is and no special warranty or guarantee is made or implied as to condition, authenticity or era of any described item. All items are offered for sale to the highest bidder and the bidders must establish to their own satisfaction the authenticity and condition before bidding. All sales are final, no refunds, no exceptions, NO CHARGE BACKS 3. Auction sales are strictly for cash, cashier's check or personal check with prior approval, Visa, Master Card, or Debit Card. The Auctioneer or Auction House assumes no responsibility for errors in the catalog, advertising or on the part of the bidder. 9. Idaho Sales Tax is payable by all buyers liable to tax. No sales tax will be charged for shipments out of state. Out of state bidders who pick up in person WILL be charged sales tax. All Dealers must provide a valid resale number upon registration and fill out Idaho Resale Card prior to bidding for Tax Exempt Status. 10. Consignors are not allowed to bid on their own merchandise or have any agent bid on their behalf. If the Auctioneer recognizes such bidding or is advised of the same he may withdraw any or all lots consigned by the offender and will publicly recognize that consignor and/or will block that offenders bid account. 11. New bidders / Out of State Bidders accounts will be limited or will be required to supply a $50 Deposit to be applied to their purchase until their account has been established. 12. Out of State Bidders will be required to pay by wire transfer for purchases over $500. ID will be required for all out of state purchases. (a flat $15 fee will be charged for wire transfers) 13.
