Any bid constitutes your agreement to be bound by the Offer to Purchase and Acceptance, the Terms and Conditions of this Auction, and all other required documentation. • Auction Type: Online Only Auction • Auction Opens: May 25, 2026, at 10:00 AM • Auction Closes: June 4, 2026, at 10:00 AM (utilizing a soft close) • Final Closing Date: On or before July 7, 2026. The agreement is NOT subject to financing or inspections. • A deposit of ten percent (10%) of the Total Contract Sales Price is due within 5 days of the contract date as a non-refundable down-payment. Deposits can be made via personal check, wire transfer, or other certified funds payable to Caldwell County Title in Hamilton, MO. • The Contract Sales Price will be calculated based on the successful bidder’s price per acre multiplied by the advertised acres. The Seller will provide an Owner’s Title Policy at closing. Each buyer should review the Title Commitment prior to bidding. The 2026 taxes will be prorated on the closing date. Possession will be granted at the time of closing with the option for early possession for planting or farming. Any pre-close inputs will be forfeited upon failure to complete purchase.
