Bidder Registration Requirements: All bidders are required to provide accurate, up-to-date registration information.
Payment Obligations: The winning bidder must fulfill their financial commitment by covering the winning bid amount, a 15% auction premium, along with a $595 administration fee within 48 hours after the auction concludes.
Sales Agreement: This agreement pertains to the purchase of a specified asset, identified by its Tract or Permanent Parcel ID number. Notably, personal items are explicitly excluded from this transaction.
Title and Property Assessment: The seller cannot offer any guarantees regarding the title's condition or status. The buyer may choose to inspect the title or arrange for a land survey, with all associated expenses falling upon them. If title-related issues emerge within 21 days, the buyer retains the right to cancel the sale and receive a full refund.
Property Condition Acknowledgment: The buyer acknowledges responsibility for thoroughly examining the asset's current state before purchase. No warranties or assurances regarding the property or its structures are provided by the seller or their representatives.
Property Access and Maintenance: Until the deed is officially recorded in the buyer's name, any access, alterations, or removal of items from the property are strictly prohibited. The buyer is also responsible for ensuring the property's security and compliance with relevant regulations at their own expense. Property condition or damage will not warrant refunds.
Asset Transfer Procedure: Approximately 21 days following the receipt of full payment, the seller will initiate the asset transfer. In case of multiple buyers, joint ownership will apply unless otherwise specified in writing prior to deed preparation. The recorded deed will be dispatched directly to the buyer from the County Recorder.
Incomplete Transaction: In the event the buyer fails to meet their obligations under this agreement, the seller reserves the right to retain all payments as compensation, without imposing penalties. The buyer acknowledges the fairness of this clause and understands that their rights are nullified in such a scenario.
Termination Rights: Until the deed's official recording, the seller maintains an absolute right to terminate this agreement and nullify the sale for any reason. In such instances, the buyer will receive a refund of their deposit without incurring any additional interest.
Offer Limitations: This offer is not extended to residents of states where registration is mandatory. The property is presented by the seller, with Manz Auctions LLC serving solely as an advertising and online bidding service provider. Bidding exclusively takes place online.
Buyer's Acknowledgment: Any documentation or "Buyer's Acknowledgment" connected to this auction is seamlessly integrated into this agreement.
