The Huron Board of Education is selling the Shawnee Elementary school complex that sits on a total 6.5947 acres of land and was built in 1953 having 43,143 sq. ft. building space. The property is located at 712 Cleveland East Rd. Huron, Ohio 44839 and in the city of Huron and in Erie County. There are 2 parcels making up those acres 42-65009.000 & 42-65010.000. The property has 289' road frontage on the south side Cleveland Rd (State Route 6) with access also to Berlin Rd of 38'. The property is zoned R-1. Bidding will close on Wednesday, July 12, 2023 at 7:00pm EST. There will be a 10 minute soft close for extended bidding. Terms: 1% of the bid buyer's premium will be added to the bid price to make up final purchase agreement price. Bidding to start no lower than $1,000.000.00. Deposit to be $50,000.00 with $5,000.00 being by credit card on file immediately after online auction closes and then auctioneer will meet with buyer Thursday July 13th to receive the final $45,000.00 deposit amount or a wire transfer will work. That deposit is Non-refundable meaning if buyer fails to close on the property that deposit is automatically forfeited to Roush Realty and Auction. If for some unforeseen reason the school is unable to close, then the buyer would get the deposit back. Closing on or possibility before September 14, 2023. IF the staff needs more time to get items out of the school the buyer automatically gives the seller a 30 day extension to get that done. We do not foresee that, but just wanted to have that in the terms and conditions. Possession will be at the time of closing. Buyer will be receiving a marketable and transferable deed. The school staff will be working all summer to remove the items needed for educational purposes from the building. Some of those items are attached to the structure but will be removed by closing. The buyer is buying the land and major structural components of the building in "AS IS" condition.
