TRACT I - SE 1/4 14-5-5 Cloud Co., Kansas The farm is located 1/2 mile north of Jamestown on 40 Road then 1/2 mile east on Union Road There are 153.23 acres farm land and 123.62 acres crop land. The bases are 38.50 acres wheat (40 bu. yield), 28.40 acres corn (96 bu. yield), 51.30 acres milo (79 bu. yield) and 2.10 acres sunflowers (1,485 bu. yield) for a total base acres of 121.30 TRACT II - N 1/2 NW 1/4 33-5-5 Cloud Co., Kansas The farm is located 1 mile south of Jamestown on 40 Road and 1 1/2 miles west on Sage Road. There are 77.18 farm land acres and 66.71 acres crop land. The bases are 29.20 acres wheat (40 bu. yield), 7.70 acres corn (96 bu. yield), 13.80 acres milo (79 bu. yield) and 2.30 acres sunflowers (1,485 bu. yield) for 63 total base acres.
BIDS: If there is a tie bid between a live and online bid, a live bid will take precedence over an online bid. TAXES: TRACT 1 - Seller will pay 2026 and all prior year's taxes. Purchaser will pay all 2027 taxes. The 2025 taxes were $1,850.30. TRACT II - Seller will pay 2026 and all prior year's taxes. Purchaser will pay all 2027 taxes. The 2025 taxes were $963.38. TERMS: The buyer will pay 10% of the purchase price the day of the auction. The balance will be paid upon closing on or before October 15, 2026. The down payment will be escrowed with Security 1st Title. Title insurance will be used. The cost will be split 50/50 between seller and purchaser. Escrow fees will be split 50/50 between seller and purchaser. POSSESSION: Possession will be after fall harvest except on the ground that was planted to wheat.
