Process: The property will be offered in two individual tracts.

There will be open bidding on the property determined by the Auctioneer.
Auction Date: April 15th, 2026 @ 6:00pm.

Earnest Money: 10% of the purchase price non-refundable earnest money will be collected on the day of the auction. Earnest money can be accepted in the form of cashier's check or good personal check. Balance will be due upon closing.
Bidding: The Seller reserves the right to accept or reject any and all bids. The successful bidder(s) will be asked to enter into a purchase agreement immediately following the conclusion of the auction. Bidding is not contingent upon buyer inspection or financing. If financing is required, please have financing arranged so that cash can be paid upon closing.
Title and Warranty Deed: Seller agrees to furnish a complete abstract of title proving good and clear title of the real estate. Seller agrees to execute and deliver a good and sufficient Warranty Deed. Costs associated with the provision of owner's title insurance and title expense will be at the sole cost of the seller.
Closing: The balance of the purchase price is due upon closing which will take place no later than 40 days after the auction date or upon completion of the seller's applicable closing documents. All costs incurred to obtain financing will be paid for by the buyer. Closing costs incurred for an administered closing shall be shared 50/50 between the buyer and seller. Closing of this transaction will be held no later than May 25, 2026
Possession: 2026 Cropping Rights with Immediate Possession will be granted to the Successful Bidder. If the Buyer is unable to close for any reason they will be asked to enter into a 2026 Cash Lease Agreement subject to a $300/ acre payment per tillable acre.
Real Estate Taxes: The Seller(s) will assume the taxes due and payable in the Spring of 2026.. The buyer will pay the taxes due and payable in the Fall of 2026 and thereafter.
Acreage and Survey: Acreage and dimensions are approximate based on county tax records and the Surety mapping system. If a survey is required it will be at the sole expense of the buyer(s).

All potential bidders are encouraged to do their own individual inspections, inquiries, and due diligence concerning the property. Bidders assume their own liability when inspecting the property being offered.
