Process: The property will be offered in three tracts with the option to bid on individual tracts, combinations, or the entirety. Earnest money can be accepted in the form of cashier's check or good personal check. Balance will be due upon closing. Bidding: The Seller reserves the right to accept or reject any and all bids. The successful bidder(s) will be asked to enter into a purchase agreement immediately following the conclusion of the auction. Bidding is not contingent upon buyer inspection or financing. If financing is required, please have financing arranged so that cash can be paid upon closing. Title and Warranty Deed: Seller agrees to furnish a complete abstract of title proving good and clear title of the real estate. Seller agrees to execute and deliver a good and sufficient Warranty Deed. Costs associated with the provision of owner's title insurance and title expense will be at the sole cost of the seller. Closing: The balance of the purchase price is due upon closing which will take place no later than 40 days after the auction date or upon completion of the seller's applicable closing documents.
