405 ACRES – LAND AUCTION THURSDAY, FEBRUARY 27, 2025 – CLAY & WAYNE COUNTY, IL PRODUCTIVE FARMLAND, RECREATIONAL LAND, WOODED TRACTS, & HOME SITES TRACTS RANGING IN SIZE FROM 11 ACRES TO 100 ACRES All tracts have open farming rights for the 2025 farming season. Bidding Process: Online bidding will begin Feb. 1 and will run until the live auction on Thurs., Feb. 27 at 10am. Once the live auction begins both live and online bidders will be allowed to bid simultaniously. The live auction will consist of three rounds of bidding. All Tracts will be offered individually with no combination. The high bidders on each tract at the end of Round 3 of bidding will be the winning bidders once the sellers have removed their right of rejection and it is a live sale. Bidding will be by the acre times number of acres in each tract.
TERMS ON REAL ESTATE: 15% of the purchase price placed down day of sale and the balance due at closing on or before March 27, 2025. Sellers guarantee good and merchantable title. Real estate taxes will be pro-rated to the date of closing 2023 real estate taxes were: Tract 1 $597.64; Tract 2 $639.42; Tract 3 $691.86; Tract 4 $875.66; Tract 5 $202.94; Tract 6 $805.12; Tract 7 $430.64; Tract 8 $746.24. Sellers retain no mineral rights or mineral production; however, subject to any prior reservations. Possession will be at closing. All farmland has open farming rights for the 2025 farming year. Sellers and Buyer(s) will enter into a Sales Contract day of sale. All announcements day of sale take precedence over any previously printed materials or advertisements.
