The farm lays at the East edge of Zeigler Illinois with frontage on IL Rt 149 and 2.8 miles North on Dry Road. It consists of 257 acres cropland and 213 wooded acres. Hillside and creek bottom woodlands provide excellent whitetail, turkey and small game hunting and occasionally waterfowl. The property is offered as 4 separate tracts with no combinations. Bidding will be per acre x tax map acres. Bidding opens at $1000 per acre, bid increments on a sliding scale from $50.00 to $20.00 per acre. Note: Between Tract #1 and Tract #2 on Dry Road. SURVEY: Tract #1 will not be surveyed and is based on last available tax bill. Tracts #2, 3 and 4 will be surveyed. Seller will pay 50% of survey bill and Buyer(s) will pay 50% on a per acre basis.
