Description
This will be a simultaneous auction and bidding is available via live auction & Webcast. Please read the terms & conditions before bidding. All (5) tracts are selling separately. Sale starts at 10:00 a.m.
Conditions: This sale is subject to all easements, covenants, restrictions of record and leases. All property and improvements sell in as-is condition with no warranties or guarantees, either expressed or implied, by the seller, Edgewater Insurance, LLC and their agents and affiliates. Immediately following the sale, the successful bidders will be required to enter into a legally binding purchase agreement and deposit with the real estate agent the required earnest deposit payment. Taxes: Real estate taxes for 2020 payable in 2021 will be paid by the seller. Real estate taxes for 2021 and all future taxes will be responsibility of the buyer. Possession: Possession will be granted at closing on March 25, 2021 or such other date agreed upon by all parties. Earnest Deposit: A 20% down earnest deposit is required on the day of the sale. This payment may be in the form of cashier's check, personal check, company check, or wired funds. The funds will be deposited and held by the closing agent. Title: The seller will provide marketable title to the buyers evidenced by title insurance. Title insurance and closing costs will be paid equally between by the buyers and seller. Each buyer is responsible to have all financial arrangements in place prior to sale. This sale is not contingent to buyers financing. Closing: The closing is on March 25, 2021 or such other date agreed upon by all parties. The balance of the purchase price will be payable at closing by certified funds. Sale method: The real estate will be offered in five individual tracts. All bids are open for advancements until the Auctioneer announces that the real estate is sold or bidding is closed. The real estate will sell in the result of the highest total price. No absentee bids will be accepted without prior approval of Edgewater Insurance, LLC and seller. The final sale is subject to the sellers approval or rejection. Announcements: Information was gathered from sources deemed reliable. Broker makes no guarantee to its accuracy.
